Step 1 ? Preparation for Sale
- Meet with you to define your home?s amenities, its history, and your goals
- Prepare a Comparative Market Analysis
- Meet with you to determine listing price
- Order reports that the Buyer will need; i.e. Pest Report, Natural Hazard Report, etc.
- Photograph your home
- ?For Sale? Sign and brochures highlighting your home?s unique features
Step 2-Marketing your Property to Realtors and the Public
- List your home with multiple color photos on the Multiple Listing Service
- Weekly emails to Realtors invitting them to view a photo tour of your property
- Conduct a Brokers tour, with your approval
- Send updates to local Realtors via the internet
- Keep your property listing updated on the MLS as well as over 20 internationally recognized real estate search engines and sites including Christies great Estates, Leading Real Estate Companies of The World, GRealtor.com; the national Realtor website, Zillow.com, Trulia.com, Google real estate, Yahoo real estate, HGTV?s Frontdoor.com, Homefinder.com, Vast.com, eReal
- Investor, Craig?s List and more.
- Follow-up with agents who show the property for their feedback
- Continually network with Realtors until your home is sold
Step 3-Facilitate Escrow and Title
- Make what can be a complex, tedious process easy for you
- Provide all necessary disclosure documents & guidance in completing those documents
- Present and review all offers with you
- Represent you in negotiations
- Manage the escrow period for you e.g.: inspections, repair work, loan application and processing, disclosures, title search and clearances, closing and funding
- Coordinate and represent you at closing and funding
